Broker's Comments
This lovely narrowboat is on one of the cheapest moorings in London. Mooring fees are just £360/m. There is a 10% transfer fee to keep the mooring.
Moored on the River Lea, adjacent to the rural surroundings of Walthamstow Marshes, the boat provides a tranquil haven, while only a 10 minute walk to Clapton station with a regular service into Liverpool St.
The boat has been in the same ownership for 12 years, with regular maintenance throughout that time. The boat was last out of the water in 2024 for inspection, with no significant concerns reported.
The interior of the vessel is simple, clean and functional. The boat is fully off-grid, using solar power and the engine to charge the batteries and provide hot water.
The saloon and sleeping area are combined, with a good level of storage. The solid fuel stove is sufficient to heat the whole boat. Note, the gas boiler and radiators are not operating.
The boat benefits from both front and back covers, creating extra storage space, keeping the interior uncluttered and clean.
